the location is super close to the beach and has a nice sea view. the bed was really comfy, slept like a baby. clean room and nice breakfast options like eggs on toast. the owners were friendly and checked in on us. the heating kept the place warm even in chilly weather.
the shower pressure was kinda weak and there were some noisy guests at night that woke us up.

Friendly owners and great location!
We had a lovely stay with clean, comfortable rooms and fantastic sea views. The breakfast exceeded expectations with options like eggs and beans on toast, alongside a range of continental items. The accommodating nature of the hosts was truly appreciated, making us feel welcome the whole time. One area for improvement could be addressing the outdated decor in some parts of the property.

Check-in felt unwelcoming with immediate payment requests. I appreciated the clean and compact room, but the decor showed significant age. The mattress had seen better days. I could feel the springs. The breakfast was limited, with options presented in a rather strange manner. I expected more for the price. Some noise from late arrivals affected our sleep, despite signs asking for quiet after 11 pm. the location is fantastic for seafront walks, and the owners are friendly, making the atmosphere cozy. But this B&B needs a makeover and better breakfast organization.

Adequate sea-view room with a comfortable bed, perfect for a peaceful night's sleep. The bathroom has been kept clean and functional, and the flat-screen TV provides good entertainment when you're winding down.
Parking can be quite a hassle in this busy residential street, especially with time restrictions in place on nearby spaces. The decor feels dated and badly needs an update, making the whole ambience feel less than inspiring. Breakfast options are limited. while they offer eggs and beans on toast, it would have been nice to have more variety and to have been asked about how we wanted our eggs prepared. the small desk in the room has an uncomfortable chair, which could use a cushion for a more relaxed seating experience.

would love to stay here again
The double room with sea view was super clean and had a comfy bed plus a private bathroom. The shower had solid pressure, and the view of the estuary was absolutely stunning. Breakfast was an engaging experience with options like egg on toast served in a cozy dining area. The location was right by the beach and close to the marina.

I enjoyed the lovely clean bedding and the complimentary tea and coffee each day. The continental breakfast with the egg and beans option was a real treat. Overall a relaxing stay, but the outside needed attention.

The sea view from the Double Room is stunning, truly a sight to wake up to. Free Wi-Fi access provided excellent connectivity, even faster than home, which was a pleasant surprise.
Parking is a real hassle since it's on a busy residential street. Finding a spot can take some time, and there's a time limit on the seafront options. The room decor feels tired and mismatched, with dated furniture and distracting oversized pictures on the walls. Breakfast selection is rather basic—just a few packaged goods and limited fresh options, leaving little choice for a hearty meal. Plus, the breakfast setup could definitely use more organization. everything felt scattered and chaotic instead of streamlined.

Had a great time with friends. We checked out the birds of prey and let the kids walk the goats at World of Country Life. Owners are welcoming, rooms are clean, and the place is close to the seafront. Perfect for a relaxing getaway.
The fried eggs on toast were overcooked for my taste.

The location is ideal, just a short stroll to the promenade and the seaside. The friendly owners made us feel welcome, allowing us to use the breakfast room for a birthday celebration. Rooms are spacious and well-maintained, with stunning sea views. the breakfast options could be more varied, and while the wi-fi was reliable, I experienced a couple of noisy nights from nearby rooms.

This place was a proper fit for a city break in Exmouth with value for price. The continental breakfast was better than I expected, including delicious croissants and the option for perfectly cooked eggs. If you want a basic but clean place to stay, this fits the bill well.
